39 terms in plain English — with the local context that matters when your AC lives with Gulf humidity, salt air, and hurricane season. No jargon left unexplained.

Group 01

Cooling & equipment basics

The parts and terms you'll hear on almost every service call — what they are and why they matter in a climate where the AC runs eight-plus months a year.

Central Air Conditioner (Split System)
The most common setup around here: an outdoor condenser paired with an indoor coil and air handler, connected by refrigerant lines. It only cools — which is why most Panhandle homes now pair the same layout with a heat pump instead.
Heat Pump
An air conditioner that can run in reverse to heat your home. Because Wakulla and Leon County winters are short and mild, a heat pump handles both jobs efficiently — it's the dominant system type in our area, well ahead of gas furnaces.
Mini-Split (Ductless)
A small outdoor unit feeding one or more wall-mounted indoor heads, with no ductwork. Popular locally for garages, additions, sunrooms, and older homes where running ducts through a vented crawlspace isn't practical.
Air Handler
The indoor half of a heat pump or AC system — it holds the blower and indoor coil and pushes conditioned air through your ducts. In Florida it often lives in a garage, closet, or attic.
Condenser
The outdoor unit. It rejects the heat pulled from your house into the outside air. Near the coast, its coil is the component most exposed to salt air — see salt-air corrosion below.
BTU (British Thermal Unit)
The basic unit of heating and cooling energy. One BTU is roughly the heat from one lit match; a typical home system moves 24,000–60,000 BTUs per hour.
Tonnage
System capacity: one ton equals 12,000 BTUs per hour of cooling. Bigger is not better — an oversized system in our humid climate cools the air fast but shuts off before it wrings out the moisture, leaving the house cold and clammy.
Variable-Speed Compressor
A compressor that ramps output up and down instead of only switching on and off. Long, low-speed run times are ideal for Gulf Coast humidity because the system spends more time pulling moisture out of the air.
Refrigerant (R-410A / R-454B)
The fluid that carries heat out of your house. R-410A is being phased down under federal rules; new equipment now ships with lower-impact R-454B. The two are not interchangeable, which affects repair-or-replace math on older systems.
Thermostat (Smart / Programmable)
The system's control. In Florida, a smart thermostat's biggest value is often its humidity readout and away-mode settings — letting the AC keep humidity in check while you're gone without over-cooling an empty house.

Humidity & air quality — the Gulf Coast battle

Between the Gulf and the pine woods, our air spends most of the year saturated. Half of what an AC does here is moisture control — these are the terms behind it.

Relative Humidity (RH)
How much moisture the air holds compared to its maximum at that temperature. Indoors you want roughly 45–55%. Outdoor RH on the Forgotten Coast routinely sits above 80% in summer, so your system fights moisture nearly year-round.
Latent Load
The portion of cooling work spent removing moisture rather than lowering temperature. In hot-humid climates like ours, latent load is a huge share of the total — it's why equipment sized for a dry-climate chart underperforms here.
Whole-Home Dehumidifier
A dedicated unit tied into your ductwork that removes moisture independently of cooling. Useful locally in shoulder seasons — mild spring and fall days when the AC barely runs but the air is still swampy.
Mold & Mildew
Fungal growth that takes hold when indoor humidity stays above about 60%. In Wakulla County homes it shows up on supply vents, closet walls, and inside air handlers — usually a humidity-control symptom, not just a cleaning problem.
MERV Rating
A 1–20 scale for how well a filter captures particles. MERV 8–13 suits most homes — high enough to catch pollen and mold spores (a real concern with our long pollen season), without choking airflow.
UV Germicidal Light
A UV lamp mounted at the indoor coil to keep biological growth from colonizing the wet coil surface. Coils in humid climates stay damp for months at a stretch, which is exactly the environment these lights are made for.
ERV (Energy Recovery Ventilator)
A ventilation unit that brings in fresh outdoor air while transferring heat and moisture between the incoming and outgoing streams. In Florida, the moisture transfer matters most — fresh air without pumping in humidity.
Indoor Air Quality (IAQ)
The overall condition of the air inside your home — humidity, particulates, spores, and gases. Tight modern homes trap pollutants, so IAQ equipment (filtration, UV, ventilation, dehumidification) works alongside the AC itself.

Group 03

Coastal & storm concerns

Salt air off the Gulf and a June-to-November hurricane season are hard on outdoor equipment. These terms come up every storm year in Wakulla and Franklin Counties.

Salt-Air Corrosion
Salt carried on coastal air eats at the aluminum fins and copper tubing of outdoor coils. Systems near the coast — Panacea, St. Marks, Alligator Point — can lose years of life to corrosion without protective measures and regular coil rinses.
Coil Coating
A factory- or field-applied protective layer (often epoxy-based) on the condenser coil that slows salt corrosion. Worth asking about on any new install within a few miles of salt water.
Surge Protector (HVAC)
A device at the disconnect or panel that shields the system's electronics from voltage spikes. Lightning-heavy Florida summers and post-outage power restoration are the two biggest killers of compressor boards — a surge protector is cheap insurance.
Hurricane Prep (HVAC)
Pre-storm steps: securing or strapping the condenser, cooling the house down ahead of expected outages, and shutting the system off at the thermostat before the storm arrives so it doesn't ride through brownouts.
Post-Storm Inspection
A check of the outdoor unit after a storm before restarting it — looking for flood intrusion, debris in the coil, shifted pads, and damaged refrigerant lines. Restarting a flooded condenser can turn a survivable event into a full replacement.
Condenser Pad Elevation
Raising the outdoor unit on a taller pad or stand so storm-surge and heavy-rain flooding can't reach the electrical components. Common practice in low-lying coastal parts of our service area.
Standby Generator Compatibility
Whether your HVAC system can run safely on generator power during an outage. Modern variable-speed equipment is picky about power quality, so sizing and transfer-switch setup matter before hurricane season, not during it.

Group 04

Efficiency, costs & Florida rules

Ratings, codes, and rebates that determine what a system costs to buy and to run. With a cooling season this long, efficiency math pays off faster here than almost anywhere.

SEER2 (vs. SEER)
The current federal cooling-efficiency rating, measured under a tougher test than the old SEER standard (a SEER2 number runs slightly lower than its SEER equivalent). Florida sits in the Southeast region, where new ACs must meet SEER2 14.3 minimum. Higher SEER2 pays back faster here because of our long cooling season.
HSPF2
The heating-efficiency rating for heat pumps under the current test standard. It matters less in North Florida than SEER2 does, but it still drives winter bills during our short cold snaps.
EER2
Efficiency measured at a steady 95°F outdoor temperature — no seasonal averaging. It's the honest number for how a system performs on a peak August afternoon in Tallahassee, which is exactly when you care.
Load Calculation (Manual J)
The industry-standard, room-by-room math that determines the right system size for your specific house — windows, insulation, orientation, and our humid climate included. Rule-of-thumb sizing by square footage is how homes end up oversized and clammy.
Florida Building Code (Mechanical)
The state code governing HVAC installations — equipment efficiency minimums, hurricane tie-down requirements for condensers, condensate handling, and duct sealing. Permitted, code-compliant installs protect both safety and resale.
Energy Rebates & Tax Credits
Money back on efficient equipment: federal tax credits (Section 25C) for qualifying high-efficiency heat pumps, plus utility programs that vary by provider and change year to year. Worth checking current offers before you sign a replacement quote.
Duct Leakage
Conditioned air escaping through gaps in ductwork — often 20% or more in older homes. In Florida it's doubly costly because many ducts run through vented attics and crawlspaces, so leaks also pull in hot, humid, dusty air.

Common problems in our area

The failures behind most of the service calls we run across Wakulla, Leon & Franklin Counties — what the term means and what it usually signals.

Short Cycling
The system turning on and off in rapid bursts instead of running full cycles. Common causes: an oversized system, a failing capacitor, or low refrigerant. Besides wearing parts out, short cycling ruins humidity control.
Frozen Evaporator Coil
Ice building up on the indoor coil until airflow stops — usually from a dirty filter, weak blower, or refrigerant leak. Counterintuitively, it shows up as warm air from the vents on the hottest days.
Capacitor Failure
The capacitor gives the compressor and fan motors their starting jolt, and prolonged heat is what kills it. In our climate, capacitors bake all summer inside the condenser — it's one of the most common breakdowns we see in July and August.
Condensate Drain Line Clog
Your AC pulls gallons of water out of the air every day here, and that constantly wet drain line grows algae fast in Florida heat. A clogged line backs up, trips the float switch (or leaks through a ceiling), and is the classic 'AC just stopped' call in midsummer.
Float Switch
A safety switch in the drain pan that shuts the system down before an overflowing condensate pan can flood your ceiling or air-handler closet. If your AC died on a humid day with a full drain pan, this switch probably did its job.
Refrigerant Leak
Loss of refrigerant through corroded or vibration-worn tubing — coastal salt air accelerates the corrosion side. Symptoms: long run times, ice on the lines, rising bills. Topping off without fixing the leak just rents you time.
Hard Start Kit
An add-on capacitor-and-relay package that helps an aging compressor start under load. Often a sensible bridge for older systems struggling through Florida summers — and a sign it's time to plan for replacement.
